A septic system can serve a home reliably for decades, but it is buried infrastructure with meaningful replacement risk. Buyers should verify the system rather than accepting 'it has always worked' as an inspection.
Ask for records
Request permits, as-built drawings, pumping and inspection records, repairs and the system type.
Use a qualified inspection
Ask what will be included: tank access, solids measurement, component checks and visible drainfield evaluation.
Walk the property
Understand the tank and field locations relative to additions, driveways, trees, wells and drainage patterns.
Do not confuse additive use with maintenance
A seller saying they used a monthly treatment is not evidence that inspection or pumping was performed when needed.
